When Is The Best Time To Sell My Home?
We get asked this question all the time. When you put your home on the market can make a difference and influence how long it will take to get it sold. Arizona's climate and the time of year are factors to be considered. Here is our take on it...
The summer months, there is no question that during the summer and the higher temperatures, there are fewer buyers out there. In Fountain Hills we have alot of 2nd homeowners that head back home for cooler climates during the summer months. These existing homeowners are always good prospects for buying a home since they may be looking to trade up or scale down. The higher temperatures also means there are not as many new second home buyers coming to Arizona in the summer to buy. Now don't get discouraged, how about all those Arizona families who waited for school to get out to start looking for another home or the same situation applying to transferees moving to Arizona. Bottom line..we still sell homes during the summer months.
Then there are the holidays, during this time period of mid November till the first of the year the market definitely slows down. Its a hectic time and having your home on the market during this special time can be invasive when you are spending time with family and friends. What you need to keep in mind is that there are usually very few showings during the holidays. Potential buyers are doing exactly what you are doing, enjoying the holidays. But wait..this can also be a great time to have your home on the market. The reason is there is always that out-of-towner that is visiting for the holidays, has completely fallen in love with Arizona, and wants to buy a property before they head back home! You may have just what they are looking for and all those wonderful holiday decorations make your home even more appealing. We like to tell clients that if you are having a showing during the holidays, you have someone that is seriously looking to buy.
Our season, which pretty much runs from January through the end of May is probably the best time to have your home on the market. Our weather is beautiful, the second homeowners are back, the vacationers are here, there is a definite pulse and its a great time of year to be looking for a home.
