Choices
Instead of offering just one, expensive marketing program like most real estate companies, we offer sellers a choice of two marketing programs. From a low "flat fee" to a full-blown Multiple Listing Service (MLS®) marketing program, sellers can choose which program that they feel they want and need to sell their home.
Choice No. 1 Our "MLS® For Less" Marketing Program
Why do sellers often pay real estate agents 6% or 7% to sell their home using the MLS®?
Because it works! The Multiple Listing Service (MLS®) is the single most powerful marketing tool in place today to sell homes.
Assist-2-Sell Offers MLS®!
Our Assist-2-Sell office's agents and owners are REALTORS® and members of our local MLS®. Assist-2-Sell offers you the option of placing your home in the same MLS® system at a lower total commission. Just like the traditional offices, we share the commission with MLS® agents, so they have the same incentive to sell your home as all the other homes in the MLS®. In most cases, the cooperating agents earn the same selling commission they are accustomed to receiving because Assist-2-Sell absorbs the "discounted" portion of the total commission.
You can pay less and still get MLS®!
Assist-2-Sell allows you enjoy the full power of MLS® while paying less. Our office charges a 4.5% commission. However, IF OUR OFFICE HAS THE BUYER FOR YOUR HOME and we don't have to pay an outside agent a co-broke commission, we are only going to charge you a 1.5% commission...that's right, only 1.5%
Choice No. 2 Our "Direct-To-Buyers"™Marketing Program It should be noted, prior to reading about this program, that with todays market conditions having your home listed in the MLS is highly recommended.
While there is no question that MLS® is a very powerful marketing tool, it may not be necessary to sell your home. Many buyers looking for a new home do much of their research themselves. They drive by neighborhoods they want to live in, drop by open houses, search the internet and look in different publications for homes that might fit their needs. Assist-2-Sell believes if a buyer finds the home themselves, shouldn't you both benefit?
Most real estate agents offer just one marketing program which primarily focuses on placing your home in MLS and having other agents sell it. At Assist-2-Sell, we believe you deserve choices, and we recognize that. We may be able to find a buyer without relying on other agents. Many home sellers like the idea of trying out Direct-To-Buyers marketing program. In addition they know they always have the option of putting their home on the MLS for Less marketing program any time during their listing period.
Commission Fees For "Direct To Buyer" Marketing Program
We will list AND sell your home for as low as $2995 for any home listed under $200,000. For each additional $100,000 of the listing price, the flat fee increases by $1000. For instance, if your home is listed for $450,000, your flat fee would only be $5,995. To put this in perspective, the flat fee is about 1.25% of the listing price of your home.

How does it work?
As the name implies, our marketing efforts are directed to buyers rather than MLS agents. In order for a buyer to purchase your home, they first need to know it is available. We call this exposure. We expose your home to buyers utilizing the following primary marketing avenues.
For Sale Signs
Buyers tend to drive through neighborhoods in which they are interested. A surprising number of homes sell from buyers seeing a sign. Our Assist-2-Sell For Sale Signs are powerful and a strong markeing too for our Sellers. They stand out from other signs and we always hear prospective buyers say "We see your signs everywhere".
Advertising
Buyers tend to read the local publications where homes are advertised. Our office utilizes the most effective publications where we know your home will be seen. Our advertising features your home, not individual agents. We advertise to attract buyers so our ads are informative, not fluffy. Your agent will review the advertising strategy that we use and costs you nothing. We believe we do more advertising than most offices.
Internet Exposure
Most buyers today search the internet for possible homes. Whether they are in town or from out of the area, easy access to information is crucial. All of our homes are on multiple web sites, some SIXTY plus sites, where your home is accessible for viewing, to maximize exposure to as many potential buyers as possible
Word of Mouth
Mention to someone you are selling and they might know of someone interested in buying. With a traditional office if you help find the buyer, they, most likely, will still charge you the full commission. At Assist-2-Sell, you enjoy a lower fee if you help find the buyer.
Other
When you think about it, there really are not too many other ways to let buyers know that your home is available. The only thing missing under our Direct-To-Buyer program is MLS. We offer MLS as an option.
